TRUST DEED CHECK LIST

DID YOU RECEIVE THE FOLLOWING
DOCUMENTS AND/OR INFORMATION?

1. PROMISSORY NOTE - Smaller than a full size sheet of paper signed by the buyer - keep in a safe deposit box or steel box. This is negotiable like cash
2. TRUST DEED - Usually legal size - should have County Recorder's stamp at top right corner
3. TITLE INSURANCE POLICY - showing you as insured
4. FIRE INSURANCE POLICY (if the property you sold is improved with structures) showing you as the mortgagee and loss payee
5. ESCROW CLOSING STATEMENT - keep for income tax purposes
6. PAYMENT RECORD - Does the new owner know where to send the payments? Always keep a separate record, in the event the payment book is lost
7. SECOND TRUST DEED - If the note is secured by a Second Trust Deed, Do you know the name, address and loan number of the First Trust Deed Holder? You may need this in case you do not receive your payment and wish to check to see if the First Trust Deed is current.
8. PRE-COMPUTED SCHEDULE OF INTEREST AND PRINCIPAL PAYMENTS (AMORTIZATION SCHEDULE).
